Maintenance and Upkeep
We have been aligned for years with experienced licensed and bonded agents for all of our service needs. From cleaning businesses to maintenance, we have several teams for each service to provide prompt and accurate service. It is important to always have all our of our properties in the best condition. We are responsive to tenant's service requests and we are aligned with landscapers for yard care all year round.
Full-time Management Program
The Full-time Management Program is for the owner who wants to remain anonymous or “hands-off” we will handle everything for you. We do all background checks, have all forms signed before any move-ins, are available 24/7 support for any emergencies, and do 90 day inspections on long term leases. All rent collections are handled and deposited into State Monitored Client trust accounts for both rents and security deposits, the rents, handle all the maintenance issues all for a small percentage of the monthly rent. We strive to provide the best customer service to both property owners and property renters. Unlike other firms, we focus solely on management. This allows our company to concentrate on the most important thing, protecting your investment property.
We promise to communicate with you through the whole process. We will inspect you property quarterly and make sure it is well taken care of. You will know that your investment is in good hands!
Once you sign up with us, we will advertise your house on our website with it’s own description and photos. In addition we will list your house on Craigslist, as well as Zillow and Trulia.
We screen our potential renter by doing a thorough background check. We look at credit, eviction and criminal history. We do a follow up with current and previous landlords, and verify employment. We use all legal forms and addendum current to Oregon Law.

Broker/Agent Referral Program
We are excited to team up with local Agents by offering a referral program – we pay a referral fee to any real estate licensee that refers an owner to our property management program.
We handle the property management side, and when your client is ready to sell or buy more property, we return them to the agent who referred us. Let us add to your value to your investors by becoming part of your professional network.
Referral fees are equal to one month’s management fee or 20% of the placement fee. All referral fees are paid once we secure a management contract with the owner and a tenant is successfully placed in the residence and funds collected by Bend Dutch Property Management have cleared.
